Gardens of Gulf Cove POA, Inc. is a Florida 501(c) not-for-profit corporation responsible for the operation of the community in which the voting membership is made up of parcel owners in which membership is a mandatory condition of parcel ownership, and which is authorized to impose assessments that, if unpaid, may become a lien on the parcel. Owners are members and entitled to vote in the Annual Membership Meeting & Election. The Association follows Florida Statute Chapter 720 in conjunction with its recorded governing documents.
Deed Restrictions govern the way in which a residential property can be used. Written into the deed for the property, they run with the land and can take the form of conditions, covenants and restrictions, and are imposed by the Association. The deed restrictions are aimed at ensuring aesthetic uniformity between a property and its neighboring properties and to maintain property values. All property in the Gardens of Gulf Cove shall be held, sold, conveyed, encumbered, leased, occupied and improved subject to the governing documents Declaration of Covenants & Restrictions recorded in the Public Records of Charlotte County, FL.
Bylaws are the official guidelines for the operation of the Association. The Bylaws define the duties of the Board of Directors, the terms of the Directors, the membership's voting rights, required meetings and notices of meetings, the principal office of the Association, as well as other specific items that are necessary to run the Property Owners Association as a business.
Yes, every adult is required to submit an application prior to purchase, found on our home page. We have also provided a convenient checklist to ease the process. Once completely filled out, please return the application, a copy of the applicant's drivers license and the application fee per adult occupant (by check or money order made payable to "GGC POA". Processing is generally within 48 business hours.
Yes, and the Deed Restrictions prohibit the rental of properties within the first full year of ownership. A property is considered a "rental" when it is occupied by someone other than the owner and in the absence of the owner, regardless of whether or not money is exchanged. Tenants can not have pets.

Charlotte County does not permit golf carts other than licensed street legal (LSV) golf carts on the roadways. The Gardens of Gulf Cove is not a gated, or golf course community, the roads are public. The Association does not permit any type of golf cart on community property, parking lots or grounds - with the exception of our own Maintenance Staff.
Yes, but there are some restrictions. Recreational vehicles such as travel trailers, motor homes, tent trailers, boats, etc., not exceeding 10 ft in height and 32 ft in length may be stored on your lot in the rear yard or side yard of the residence, behind the front set-back (front facade of your home).
We have an area in the community where residents can obtain permission to park their RV, boat, or trailer for a fee - space permitting. There are 53 parking spaces rented on an annual basis to residents only, by application. We do not permit storage of passenger vehicles or PODS. The item stored must be registered to the owner/member, proof of registration is required.
The assessments are annual and due January 1st with a grace period until January 30. After January 30th late fees and interest will be applied. 2025 Annual Assessment is $470.
You can visit the office at 6464 Coniston St. M-F during office hours. If your schedule does not fit the office hours 9:00 am to 4:00 pm give us a call and we will work to accommodate you. Children under 14 are not permitted to have their own pass, and must be accompanied by an adult 18 yrs of age or older.
Garbage, recyclables, and yard waste are collected on Monday. Place all your items on the curb Sunday night. Containers left at the curbside for more than twenty-four (24) hours after pick-up shall be a violation of the covenants.
